Standard vs. emergency. After-hours and same-day calls carry a small surcharge, but we’re upfront about it.
Permits & code. Anything involving gas lines, sewer mains, or AC swap-outs often needs a permit. Properties within City of Miami limits permit through the City of Miami Building Department. Properties at city edges or in unincorporated pockets go through Miami-Dade County. We know which is which — we pull the permit, you don’t have to.
Building access (especially for condos). Brickell, Edgewater, and Design District condos often have strict elevator scheduling, parking permit requirements, or COI documentation before work can happen. We’re set up for it.

Most days, yes. We hold a portion of our daily Miami schedule open specifically for same-day calls — that’s why we can promise it on the website without it being a marketing stretch. The earlier in the day you call, the better the odds. After 4 p.m., we’ll usually book you for first thing the next morning unless it’s a true emergency, in which case we keep on-call techs available after hours. However, our capacity is limited so we may not have technicians available if the on-call technicians are already busy in other jobs.
