Beautiful, character-rich, and a maintenance reality most plumbers underestimate. Original galvanized supply lines that should have been pulled out 40 years ago. Cast-iron drain stacks corroding from the inside. Cloth-wrapped electrical runs near the AC equipment because nobody updated the panel when central air went in during the 70s.
Then there’s the tree canopy. The city is famously aggressive about protecting its banyans and live oaks — and rightly so, it’s part of what makes Coral Gables Coral Gables. But those root systems are also the number one reason we run sewer cameras here. Sewer lateral invasion from mature trees is something we see weekly in the Gables, especially between the Granada Golf Course area and South Gables. If you’ve got a slow drain on Sunset Drive, Riviera, or anywhere with serious tree cover, root intrusion is the first thing we check.
The proximity to Biscayne Bay matters too. Coral Gables doesn’t get hit as hard as Miami Beach for salt-air corrosion, but the closer you are to the water — Coral Gables Waterway, Tahiti Beach, Cocoplum — the more your outdoor AC condenser is on borrowed time.
