Why is water dripping from my AC vent or pooling near the air handler?

Almost always a clogged condensate drain — and it’s the single most common AC problem we see in Miami. Your AC pulls a stunning amount of moisture out of the air (sometimes 5+ gallons a day in August), and that water drains out through a small PVC line. Mold, algae, and dust love the inside of that line. Once it clogs, water backs up — first into the safety pan, then through your ceiling if the air handler is in the attic. My AC is freezing up — there’s literal ice on the copper line outside. What do I do?

First, turn it off. Run it frozen and you risk a slugged compressor, which is a $2,500+ repair. Then check the obvious stuff: when did you last change your filter? A choked filter is the #1 cause. Next, look at your registers — are any closed? Then call us. Why does my AC smell musty or like a dirty sock when it kicks on?

The few cold nights we get each winter (yes, it happens — we’ve had Miami homes hit 38°F), a heat pump runs in reverse and warms the house far cheaper than electric strip heat. If you’re replacing your system, the heat pump option is usually $300–$800 more upfront and saves that back within 2–3 winters. We don’t recommend gas furnaces in Miami — way too much capacity for our climate and they cost more to install.

How often should I really change my AC filter in Miami?

Every 30–45 days for the standard 1-inch pleated filter, even if the box says 90 days. Miami runs your AC harder than wherever the filter was rated for, and our combination of pollen, salt-air dust, and lawn-treatment chemicals loads filters fast. If you have pets or run construction nearby, make it 30 days. We get this question a lot, and the honest answer is no, and here’s why we won’t do it. Manufacturer warranties on Trane, Lennox, Carrier, and Mitsubishi are only valid when the unit is sold and installed by a licensed dealer for that brand — buying online voids the parts warranty entirely. If a $2,800 compressor fails in year four, you eat the cost. There’s also no recourse if the unit arrives damaged, mis-sized, or DOA. The math also rarely works out: dealer pricing on the major brands is usually within a few hundred dollars of online pricing, but with a 10-year parts warranty included.
