What size AC do I need for my Miami home?
The rule-of-thumb “1 ton per 500 sq ft” is wrong for Miami. We do a Manual J load calculation that accounts for Miami’s design temperature (90°F), humidity, your home’s insulation, ceiling height, window count and orientation, and door tightness. Most Miami homes turn out to need slightly less AC than a contractor’s estimate — and oversizing is the #1 cause of clammy, humid interiors.
Should I repair or replace my AC?
Two simple rules. First, the “$5,000 rule” — if the repair cost times the system’s age in years exceeds $5,000, replace. (E.g., a $1,200 repair on a 5-year-old unit is $6,000 — replace.) Second, if the system is over 12 years old, uses R-22 refrigerant (phased out in 2020), or has had a compressor or coil failure, replacement is almost always cheaper over 3-year ownership. Why is my power bill so high in Miami summer?
Three usual suspects, in order: leaky ducts (Miami homes typically lose 20–30% of cooled air to unconditioned attic), an oversized AC that short-cycles without dehumidifying, or a system running at low efficiency due to dirty coils, low refrigerant, or a failing capacitor. We check all three with a duct manometer, thermal camera, and refrigerant pressure check — usually within one visit.
Do you work on Miami Beach high-rise condos?
Yes — and it’s a specialty. Miami Beach condo HVAC has unique considerations: building rules about freight elevator scheduling, HOA requirements for unit shutoffs, older vertical risers shared between units, and access constraints for condenser units on the roof or rear balconies. Will you pull permits for AC installation in Miami-Dade?
Yes — and you should never accept an installation quote that doesn’t include permits. Miami-Dade requires a permit for any AC system replacement, and unpermitted work can affect your homeowner’s insurance, future home sale, and warranty validity. Why is water dripping from my AC vent or pooling near the air handler?
Almost always a clogged condensate drain — and it’s the single most common AC problem we see in Miami. Your AC pulls a stunning amount of moisture out of the air (sometimes 5+ gallons a day in August), and that water drains out through a small PVC line. Mold, algae, and dust love the inside of that line. Once it clogs, water backs up — first into the safety pan, then through your ceiling if the air handler is in the attic. The fix takes 20–30 minutes if we catch it early. If we don’t, you’re looking at drywall repair too. Best prevention: have us flush the line during your annual tune-up, or pour a cup of distilled vinegar down the cleanout every couple of months yourself.
My AC is freezing up — there’s literal ice on the copper line outside. What do I do?
First, turn it off. Run it frozen and you risk a slugged compressor, which is a $2,500+ repair. Then check the obvious stuff: when did you last change your filter? A choked filter is the #1 cause. Next, look at your registers — are any closed? Then call us. By the time we arrive (usually a few hours, so the system can thaw), we’ll know whether it’s airflow (filter, blower, dirty coil) or refrigerant (a leak is starving the coil and dropping its temperature below freezing). Both are fixable. The mistake is letting it freeze up repeatedly — that almost always shortens compressor life.
Why does my AC smell musty or like a dirty sock when it kicks on?
It’s called “dirty sock syndrome” by HVAC techs and it’s bacterial growth on your evaporator coil. Miami’s humidity makes our coils a near-perfect environment for it — they stay damp 12 months a year. The smell hits worst in the first 30 seconds of a cycle, then fades. The fix isn’t an air freshener. It’s a coil cleaning (we use a foaming evaporator cleaner that’s safe for the aluminum fins) plus often a UV light installed in the air handler to keep it from coming back. Total cost is usually under $500 and most customers notice the difference within a day. If you smell something more like rotten eggs or burning, that’s not bacteria — that’s electrical or gas, and you should call us immediately.
My AC is making a weird noise — buzzing, banging, or hissing. Should I be worried?
Depends on which noise. A loud buzz from the outside unit usually means a failing capacitor or contactor — won’t kill the system today, but you’ve got days to weeks before it fails completely. A bang or clank when it shuts off can be a loose blower wheel or a cracked compressor mount. A hiss while it’s running is almost always refrigerant escaping through a leak. A high-pitched squeal is often a worn blower belt or motor bearing. None of these get better on their own. The buzzing capacitor is the cheapest fix ($250–$500) and the easiest to ignore until the compressor it’s protecting also fails — which turns it into a $2,000+ problem. Is a heat pump worth it in Miami if it barely gets cold?
Honestly, yes — and a lot of Miami homeowners don’t know they probably already have one. Most “AC” systems sold in Florida over the past 15 years are heat pumps, because they’re more efficient and the cost difference is small. The few cold nights we get each winter (yes, it happens — we’ve had Miami homes hit 38°F), a heat pump runs in reverse and warms the house far cheaper than electric strip heat. If you’re replacing your system, the heat pump option is usually $300–$800 more upfront and saves that back within 2–3 winters. We don’t recommend gas furnaces in Miami — way too much capacity for our climate and they cost more to install.
How often should I really change my AC filter in Miami?
Every 30–45 days for the standard 1-inch pleated filter, even if the box says 90 days. Miami runs your AC harder than wherever the filter was rated for, and our combination of pollen, salt-air dust, and lawn-treatment chemicals loads filters fast. If you have pets or run construction nearby, make it 30 days. If you have a 4- or 5-inch media filter (those big pleated ones in a sealed cabinet), you can usually go 6 months — they have far more surface area. Easy test: hold the filter up to a light. If you can’t see light through it clearly, it’s overdue. Dirty filters are responsible for maybe 40% of the “AC stopped working” calls we get.
Do you offer maintenance plans, and is a yearly tune-up actually worth it?
Yes, and yes — but probably not for the reason you think. The real value of a tune-up isn’t the cleaning, it’s catching small problems before they become emergencies. A capacitor reading at 80% of spec is fine today and dead in July. A refrigerant level 10% low means you have a slow leak that’ll empty the system right when you need it most. We catch those cheap, on a Tuesday afternoon — not expensively, on a Saturday night. Can I just save money by buying my AC online and having you install it?
We get this question a lot, and the honest answer is no, and here’s why we won’t do it. Manufacturer warranties on Trane, Lennox, Carrier, and Mitsubishi are only valid when the unit is sold and installed by a licensed dealer for that brand — buying online voids the parts warranty entirely. If a $2,800 compressor fails in year four, you eat the cost. There’s also no recourse if the unit arrives damaged, mis-sized, or DOA. The math also rarely works out: dealer pricing on the major brands is usually within a few hundred dollars of online pricing, but with a 10-year parts warranty included. Where you can save money is on the install side — getting multiple quotes from licensed contractors, asking about FPL rebates (often $200–$1,500), and choosing the right efficiency tier for your actual usage instead of the highest one a salesperson is pushing.
